The method used is similar to that used to finance schools, sewers, and economic revitalization programs in municipalities. 

  • The loan is called a PACE Assessment.
  • It is an additional line item added to your property tax bill.
  • Payable only annually or semi so not monthly like typical loan.
  • Loan maturity not to outlast project life cycle typically 15-20yrs.  Resulting in immediate cash savings and revenue positive results.
  • Non-Acceleration of payments

  • SIR Hurdle: project must pass Savings to Investment ratio of at least 1:1 to be PACE eligible -> resulting in immediate positive cash flow
  • Match assets and liability life cycles
  • Compare PACE rates (5-7%) v. typical equity and mezz debt (13-15%)
  •  Increase building value and lower cost to operate while still increasing ROI.
  • Debt belongs to the building and is transferable upon sale, thus freeing up capital for additional projects or increased return.
